What we need from you…
Upon your instructions of a market appraisal, the following document(s) are compulsorily required:

  1. Proof of identity and address
  2. Property Deeds/Land Registry official documents
  3. Power of Attorney
    If acting on behalf of the vendor
  4. Leasehold or shared freehold documents
    If the property is leasehold then a copy of the lease will be required. If the property retains a share of the freehold then the relevant documents will be required, such as the Share Certificate if there has been a company set up to manage the freehold
  5. Energy Performance Certificate (EPC)
    An EPC needs to be included in the sale of the property. This certificate assesses the property’s energy use and CO2 impact. If you do not have an EPC, we can assist you in getting one done.

5Report and advise all offers to you and professionally confirm acceptance on instruction

Prepare all administrative documents to support the sale process and handle all sale documentation from other parties involved in the sale chain promptly6

 

7Chase up conveyancing development, initial enquires raised from the property survey and property searches, ensuring smooth transition to exchange and completion, handling any obstacles and keep you formally and verbally informed along the way
